Property Management


  • When is rent due?

    Rent is due the 1st of the month. A late fee is applied after the 3rd day of the month. 

  • What is the application fee?

    • There is no fee to submit a rental application.
    • Upon showing the apartment or home and agreeing to have interest, we will then charge an application fee.
    • Application fees are non refundable and paid with cash, money order or bank check. 
  • What do I need at lease signing?

    When you are approved and have agreed to sign a lease with us, you will need first month's rent, security deposits, and in some cases, the last month's rent. All money paid at lease signing must be cash, money order or bank check. 

  • Do we require renters insurance?

    We do not require tenants to purchase renters insurance, but we highly encourage our renters to consult with their insurance agent for guidance. 

  • How does moving out work?

    • Written notice must be provided 45 days prior to moving out. 
    • We will prorate for middle of your exit month. 
    • Rent will be charged until keys are returned to our office. 
    • Forwarding address must be provided for return of security deposits if applicable.

    Yes, we are happy to work with real estate investors who want guidance purchasing their next rental property or managing their units.
